Builder Incentives in Parrish, FL: In-House Lender vs. Your Own Lender

by Irvin Beacham Jr

Walk into almost any model home in Parrish and you'll see an incentive: a lower rate, help with closing costs, or thousands off the price. Many of these offers come with one condition: you have to use the builder's own lender to get them.

That isn't good or bad on its own. Sometimes the builder's offer is the best deal available. Sometimes an outside lender can beat it. The only way to know is to compare.

Common Types of Builder Incentives

  • Closing cost credit: The builder pays some of your closing costs.
  • Rate buydown: The builder pays to lower your interest rate. A temporary buydown lowers the rate for the first year or two, then it goes up. A permanent buydown lowers it for the life of the loan.
  • Special builder rate: A below-market rate offered through the builder's lender, often tied to a closing deadline.
  • Price reduction or upgrades: Money off the home, or free options like flooring or appliances.

Do You Have to Use the Builder's Lender?

Usually, no. But you may have to use it to get certain incentives. For example, Pulte's website says its rate offers require Pulte Mortgage, and it also says you are not required to finance through Pulte Mortgage to buy the home.

When a builder refers you to its own mortgage company or another company it's financially tied to, federal rules require a written Affiliated Business Arrangement Disclosure. That form explains the relationship. Read it.

Why Your Down Payment Matters

There are limits on how much a seller or builder can contribute toward your loan costs. For a conventional loan backed by Fannie Mae on a home you'll live in, the limits are:

Down payment Maximum builder/seller contribution
Less than 10% 3% of the price
10% to 25% 6%
More than 25% 9%

Buydowns paid by the builder count toward these limits. If you're putting less than 10% down, a big incentive may not fully fit. FHA and VA loans have their own limits, so ask your lender how they apply to you.

How to Compare the Offers

  1. Get a Loan Estimate from the builder's lender. Lenders must give you one within three business days of your application.
  2. Get a Loan Estimate from at least one outside lender for the same home, loan type, and down payment.
  3. Compare page 1 and page 2 side by side: the interest rate, monthly payment, cash to close, and total closing costs.
  4. Look at the full time you'll own the home. A temporary buydown helps in years one and two. A lower permanent rate helps every year.
  5. Ask the builder what you give up if you go outside. Sometimes it's the whole incentive. Sometimes it's only part.

Questions to Ask the Builder

  1. Which incentives require your lender, and which don't?
  2. What is the exact dollar value of each incentive?
  3. Is there a closing deadline? What happens if construction runs late?
  4. If I use my own lender, what changes in my contract?
  5. Can I get the incentive terms in writing in the contract?

How I Can Help

The builder's sales team and lender can walk you through their offer in detail. My role is different. I represent you as the buyer. I help you line up the builder's offer next to an outside lender's offer, so you can see which one costs less over the time you plan to own the home.
