Two Rivers is one of the largest new-construction communities in Pasco County, and with ten builders on site, "I'm looking at Two Rivers" doesn't tell you much on its own. The village and the builder matter more than the community name. Here's how a few of them stack up, based on what's currently listed.

D.R. Horton is the widest range under one name. Building across three villages, Northwater, Archer, and Hammock, D.R. Horton runs three separate product lines: Express Series (entry-level, starting around $336,990), Tradition Series (mid-range), and Emerald Series (premium, up to $659,990). Sixteen floor plans total, 1,560 to 3,975 square feet. If you want options within a single builder relationship, from a starter price point to something larger, look across all three series before assuming you know what D.R. Horton costs here.

Casa Fresca is the boutique, local option. Privately owned and based in Tampa Bay, Casa Fresca builds in the Fieldcrest village with nine floor plans from 1,615 to 3,182 square feet, priced $359,990 to $509,990. The differentiator is standard finishes: quartz counters, LVP flooring, and paver driveways come standard rather than as upgrades on several national builder lines. It's a smaller build volume than the production builders on this list.

Lennar splits into two pricing tiers. The Estates collection starts from $440,050 (roughly 2,084 to 3,326 square feet), and the Executives collection starts from $503,650 (roughly 2,453 to 3,629 square feet), with two additional collections, Eventide and Classic, listed as coming soon. Pulte sits at the top of the price range. Building in the Landing village, Pulte's 18 floor plans run $506,990 to $957,990, 2,131 to 4,347 square feet. This is also where the AllGen multigenerational floor plans live, a private suite with its own entrance, kitchenette, and living space built into the main home. If budget allows and multigenerational living is part of your decision, Pulte is worth a look specifically for that floor plan category.

Taylor Morrison also builds in Hammock, alongside D.R. Horton, so if you're touring that village, confirm which builder's model you're actually standing in before you fall in love with a specific home. Hammock isn't a single-builder village.

A few things worth asking regardless of which builder you're considering: does this incentive require using the builder's in-house lender, what's standard versus an upgrade since that varies more between these builders than the base price suggests, which village amenities does this specific home have access to (The Landing or The Nest, since they're not identical), and is this price current or has it moved since it was last quoted to you.

Do all Two Rivers builders share the same amenities? No. Village-specific amenities differ; The Landing (Hammock, Pulte) and The Nest (Archer, Fieldcrest) are separate lifestyle hubs, so confirm which one a specific home actually has access to.

Is a more expensive builder automatically a better-built home? Not necessarily. Price differences here mostly reflect standard finish level, square footage, and brand positioning, not a simple better-or-worse ranking. Compare what's included standard, not just price per square foot.
