If you're relocating to the Tampa Bay area and want new construction with easy access to Tampa, St. Pete, and Sarasota without living in any of them, Parrish is worth a serious look. Three communities in particular stand out right now, and each one fits a different kind of buyer.

 

Riversong (Pulte Homes) sits along the Fort Hamer Road corridor with quick access to I-75 and US-301. Pricing generally starts in the mid-$300s and climbs from there depending on floor plan and lot, with homes ranging from around 1,400 to over 4,200 square feet. It carries an HOA (confirm current dues directly, since these change). What makes Riversong stand out is the resort-style amenity package and multigenerational floor plan options, useful if you're relocating with extended family under one roof.

 

Crosswind Ranch (Mattamy Homes) starts noticeably lower, generally in the high $200s to low $300s, with HOA fees that run modest compared to some neighboring communities. Home sizes range from about 1,600 to nearly 3,800 square feet, single-family and townhomes both available. Two amenity centers (one open, one coming) feature pools, pickleball, and a dog park. This is the strongest entry point of the three for a first-time buyer who still wants new construction and community amenities, not just a starter resale home. One thing worth double-checking when you visit: there's also a separate Homes by WestBay community using a similar name nearby, so confirm which one you're touring.

 

Rye Ranch (led by Lennar, multiple builders) is the largest of the three, a genuinely master-planned community with over 10 miles of trails, a splash pad, pickleball, bocce, and a full-time lifestyle director running community events. Pricing generally starts in the $300s. If you're relocating and want an established sense of community from day one rather than building one yourself, this is the one built for that.

 

What all three share: schools in the Barbara A. Harvey Elementary / Buffalo Creek Middle / Parrish Community High zone (confirm your specific address's assignment), and easy access to Tampa, St. Petersburg, Bradenton, and Sarasota via US-301, I-75, and the Skyway Bridge, genuinely one of the better commuting setups in Manatee County if your job isn't tied to one specific city.

 

Before you visit any of these: the sales rep at any model home works for the builder, not you. If you visit without a registered agent, you can lose the ability to have one represent you in the transaction at all, even if you found the community through this post. And it costs you nothing to bring one, since the builder pays the buyer's agent commission either way.
