North River Ranch in Parrish, FL: What to Know Before Your First Visit

North River Ranch is one of the largest new-construction communities in Parrish. It covers 2,640 acres and has homes from five different builders. That size is a big part of the appeal. It also means two homes in the same community can come with very different prices, fees, and lot sizes.

Here's what I'd want you to know before you walk into your first model home.

The Basics

  • Developer: Neal Land & Neighborhoods
  • Location: Parrish, FL 34219, in Manatee County
  • Builders listed on the community website: Cardel Homes, David Weekley Homes, Homes by WestBay, Neal Communities, and Pulte Homes
  • Home types: single-family homes, townhomes, and villas
  • Price range listed by the developer: from the $300s to $1 million+

To give you a real example, Cardel Homes' Riverfield neighborhood listed four floor plans from $429,900 to $489,900 when I checked. Those homes range from 2,010 to 2,746 square feet on 50-foot homesites. Prices change often, so treat these numbers as a starting point, not a quote.

What Makes It Different

Most new communities promise schools and medical care "nearby." At North River Ranch, some of that is already inside the community.

  • Barbara A. Harvey K-8 opened on campus in August 2025.
  • HCA Florida North River Ranch Emergency opened in 2025. It's a free-standing emergency room with 24/7 care, imaging, and lab services.
  • A full HCA Florida hospital is planned for the community's village area. Planned is not the same as built, so don't count on a timeline until one is announced.

Even with a school on site, always confirm which schools your exact address is zoned for. School assignments can change as new schools open.

Amenities

The developer lists:

  • 3 resort-style pools
  • Pickleball courts
  • Bike share and a pump park
  • More than 20 miles of trails and parks
  • Camp Hidden Creek, the newest amenity
  • A village center with shopping
  • Gigabit fiber internet

Some neighborhoods also have their own amenities. For example, Cardel's Riverfield is gated and has its own pool area. Ask which amenities your neighborhood can use and what you pay for them.

Five Questions to Ask Before You Sign

  1. What is my total monthly cost for this lot? Add the HOA dues and any special district assessments. North River Ranch has a stewardship district, which is similar to a CDD, and its costs show up on your property tax bill. For example, one recent resale listed at $359,900 showed a 2025 tax bill of $5,651. Ask for the exact numbers for the lot you want.
  2. Which neighborhood and HOA is this home in? Fees and amenities can differ from one neighborhood to the next inside North River Ranch.
  3. Is there a lot premium? The same floor plan can cost more on a pond, corner, or preserve lot. Ask what the premium is and why.
  4. Do the incentives require the builder's lender? Many incentives do. Get the terms and deadline in writing, then compare them with an outside lender's offer.
  5. What is my commute at rush hour? Builders often point out how close they are to I-75. Drive the route to your job on a weekday morning before you decide.
